About the project

Property & Development NSW (PDNSW) ran an Expressions of Interest (EOI) for the sale of a parcel of land at 607 Pacific Highway, Chatswood (corner of the Pacific Highway and Mowbray Road) presenting a unique opportunity to create a mixed-use precinct, with the potential for new homes, public space and a future public primary school for up to 1,000 students.

The EOI campaign closed on Tuesday 28 February 2023.

The 2.2ha site is currently being used for the construction of the Sydney Metro City and South-west project south of Chatswood, which is expected to be completed by late-2023.

PDNSW, in partnership with School Infrastructure NSW (SINSW), invited potential participants, to identify how they might transform the site to deliver social, economic and sustainable outcomes for the community, including a potential future public primary school.

The successful proponent will be responsible for developing a master plan that considers feasible and sustainable development options, as well as how the project will support the local community’s needs, including heritage, traffic and environmental considerations.

Any future development will be subject to planning approvals and will include broad community and stakeholder consultation.

Background

The parcel of land is located south of Chatswood Station and north of Mowbray Road, adjacent to the T1 North Shore Line at Chatswood. It borders the Pacific Highway, Mowbray Road and Nelson Street.

Sydney Metro is expecting to vacate the site by mid-2024, following remediation of the site and will retain around one third the site for operational purposes as an entrance point for the metro line tunnel.

SINSW has identified a portion of the site as a suitable location for a new government-operated primary school for up to 1,000 students to service the Chatswood area and is open to exploring opportunities to deliver this as part of an innovative mixed-use precinct.

Next steps

Pending the outcome of the EOI process, the Government may proceed to a formal tender process.
