What’s happening
As part of the Building Homes for NSW program, Homes NSW is proposing to increase housing supply in eastern Sydney with the redevelopment of the social housing site at 47-55 Bunnerong Road and 2-10 Anderson Street, Kingsford.
The proposed multi-storey development will deliver approximately 185 new social and affordable dwellings and will feature modern, well-designed homes with landscaped gardens and on-site parking.
Homes NSW has sent a proposal to the Department of Planning, Housing and Infrastructure (DPHI), to amend the Randwick Local Environmental Plan (LEP) 2012 to increase the maximum building height from 3 to approximately 8 storeys. This will allow for the redevelopment of the existing Homes NSW units on site into a modern mixed tenure development, with up to 50% of dwellings to be provided as new social and affordable housing.
The proposal will be assessed under the NSW Government’s new Social and Affordable Housing Program, which aims to implement a faster, streamlined rezoning process to accelerate the delivery of social and affordable housing.

Public exhibition of the Explanation of Intended Effect and the Rezoning Proposal will commence on Monday 16 December 2024 and will close on Tuesday 4 February 2025.
The community is encouraged to provide feedback by visiting the Planning Portal and clicking on “Make a Submission”.
Feedback received during the exhibition period will be considered by DPHI and will inform the finalisation of the project. A decision on the proposal is expected by mid-2025.
